Fixing the cause, not covering it up

Most foundation damage comes from outside forces: wet soil pushing on walls, water collecting against the house, or soil under a footing settling or washing out. Inside the house, it shows up as cracks, bowing walls, sagging floors, and doors that stick.

If the cause isn’t addressed, filling a crack or painting over a wall only hides the problem for a while. Our repair plans are led by Joe Saunders, PE, a licensed professional engineer, and start with what’s driving the movement.

Common foundation repairs we do

  • Carbon fiber reinforcement for bowing or leaning basement walls
  • Epoxy injection for cracks in poured concrete walls
  • Steel support columns and beams under sagging floors
  • Sistering and reinforcing joists and beams
  • Sill plate and rim joist repair
  • Exterior drainage and French drains to take pressure off the walls

Foundation types we work on

Around Charleston and across the region you’ll find concrete block basements, poured concrete walls, older stone foundations, and crawl spaces on piers or block. Each one fails in its own way. Block walls tend to crack in a stair-step pattern or along a horizontal mortar joint as soil pushes in. Poured walls more often show vertical or diagonal cracks. Crawl spaces tend to show problems in the framing: sagging beams, undersized posts, or a damaged sill. We match the repair to the wall and the failure.

Local soil and slopes

West Virginia’s hills and clay-rich soils are hard on foundations. Hillside lots send runoff toward the uphill wall, and clay soils hold water, swell, and push. Freeze-thaw cycles in winter add more pressure. That’s why so many of our repairs include a look at drainage, and why fixing the water problem is often part of fixing the wall.

Choosing between repair options

Most foundations can be fixed more than one way, and the right choice depends on how far the wall or floor has moved, what’s causing it, how the space is used, and your budget. We’ll explain the options that fit your situation, what each one involves, and why we recommend the one we do, so you can compare them with any other quote on equal terms.

What the process looks like

We start with a free inspection, explain what’s happening, and recommend a repair that fits it, including telling you when a repair isn’t needed. If you go ahead, we schedule the work, do it, and walk you through what was done. Financing is available through GreenSky, subject to credit approval.
